Construction Coatings Aren’t a Finish Item. They’re the Warranty.

Ask anyone who has run job sites for a decade what gets shortchanged most often, and coatings come up fast.

They land at the tail end of the schedule, after the real trades have packed out, and they get priced like paint.

Two winters later the parking deck is spalling at the joints, the mechanical room floor is lifting in sheets the size of a car hood, and nobody can locate the submittal that said what went down in the first place.

That’s an expensive way to save four thousand dollars.

Match the Chemistry to the Abuse, Not to the Bid

The mistake I see repeated is specifying one product for an entire building. A pump room, a loading dock, and an office corridor take completely different punishment, and no single resin handles all three well.

Epoxies are the workhorse for interior slabs. They’re rigid, they bond hard to concrete, and they hold up to forklift traffic and dropped tooling. What they don’t do is flex or tolerate UV, so an epoxy topcoat on an exposed deck will chalk and yellow within a season.

Polyurethanes give up some hardness for elasticity and color retention, which is why they usually show up as the wear layer over an epoxy base. Polyurea and polyaspartic systems cure absurdly fast, sometimes tack-free in under an hour, and that speed is worth real money when you’re coating a distribution center that can only shut down over a weekend. Methyl methacrylates cure in the cold, down near freezing, which makes them the answer for winter work when nothing else will kick.

For secondary containment, tank linings, and water infrastructure, the conversation shifts from wear to chemical resistance and film thickness.

Prep is Where Jobs are Won or Lost

I’d put it at eighty percent. Every coating failure I’ve been called out to look at traced back to the substrate, not the bucket.

Concrete needs mechanical profile, not a broom and a hope.

Shot blasting or diamond grinding to an ICRI CSP 2–3 gives most primers something to key into. Acid etching is a shortcut that leaves salts behind, and I’ve stopped accepting it. Moisture is the other silent killer. Run a calcium chloride test per ASTM F1869 or an in-situ RH probe before anyone opens a pail, because a slab pushing vapor will blister a perfectly good coating from underneath and the applicator will get blamed for it.

Steel has its own rulebook. Match the SSPC prep level to the exposure, and watch the dew point. Hold the surface at least five degrees above it or you’re spraying onto invisible condensation.

Verify Then Document

Wet film gauges during application, dry film readings after, adhesion pull tests per ASTM D4541 on anything critical, and holiday detection on immersion service. None of that is expensive. All of it is cheap compared to a mobilization to re-coat.

Then write it down. Batch numbers, ambient conditions, mil readings, cure times. When a coating underperforms at year three, that log is the difference between a manufacturer honoring a warranty and a long argument about who did what.

The Money Math

A quality system on an interior slab runs somewhere in the four to twelve dollar range per square foot installed, depending on buildup and prep. The cheap option is half that and lasts a third as long, and the second install always costs more than the first, because now you’re grinding off failed material and working around an occupied building.

Specify for the exposure, prep like it matters, and document everything. Coatings are one of the few line items where spending correctly the first time is provably cheaper.
